The total Gross Floor Area (GFA) of the site will be approximately 84,500 square meters upon completion, pending regulatory approvals. **The project plans to transform part of the property for high-end retail and F&B.** Tuan Sing Holdings Ltd, through its wholly-owned subsidiary Grand Hotel Group, said that it has instructed Urbis Ltd to submit a Town Planning Application to the City of Melbourne for a major mixed-use redevelopment of its properties at 121-131 Collins Street and 23-25 George Parade The project involves transforming part of the Grand Hyatt Hotel and its surrounding retail spaces, especially from levels 4 to 9B, to create a modern, luxury area that includes high-end retail and food and beverage spots. According to the group’s bourse filing, the goal is to add fresh energy to the area, enhance the building’s look along Collins Street, and make the “Paris End” of Melbourne even more attractive, all while keeping the site's historic charm and focusing on sustainability The proposed redevelopment seeks to retain much of the existing podium structure, allowing business operations for tenants and the Grand Hyatt Hotel to continue as usual. The renovation will focus on sustainable adaptive reuse, including façade modifications, extensive refurbishment, and reconfiguration of spaces.
