# PropNex launches tender for two Devonshire freehold homes

**The properties will be offered collectively at a guide price of $14m.**

PropNex Realty has announced the launch of a public tender for two adjoining freehold terrace houses located at 137 and 139 Devonshire Road.

The properties will be offered collectively at a guide price of $14m, translating to approximately $1,629 per square foot per plot ratio based on the potential gross floor area (GFA).

Situated in District 9, the combined site spans around 285.2 square metres (approximately 3,070 square feet) and is zoned for residential use with a plot ratio of 2.8, in line with the Urban Redevelopment Authority’s 2019 Master Plan.

The location is within walking distance to Orchard Road and Somerset MRT station, offering strong redevelopment potential.

Subject to approval from relevant authorities, the site may be redeveloped into a six-storey serviced apartment project.

Additionally, prospective buyers may have the opportunity to acquire an adjacent parcel of state land at 141 Devonshire Road, measuring approximately 127.4 square metres.

The tender will open on 15 May 2025 and close on 5 June 2025 at 3 PM. Both properties must be purchased together.
