# Blackstone Real Estate Fund Delivers Strongest Performance in Three Years

Blackstone (BX) Real Estate Income Trust, better known as Breit, has staged a strong comeback. The fund delivered an 8.1% total return in 2025, its strongest performance in three years. Breit ended the year with over $54 billion in assets, according to the firm.

This marks a sharp rebound from its 2% gain in 2024 and a 0.5% loss in 2023, when rising interest rates and falling property values weighed heavily on the sector.

## **Data Centers Drive the Turnaround**

A major driver of Breit's rebound is its investment in QTS, one of the world's largest data center operators. Blackstone acquired QTS in 2021 through Breit and two other funds, and the deal has paid off as demand from AI and cloud companies has pushed data center valuations sharply higher.

This has given Breit a meaningful lift at a time when many other real estate categories remain under pressure.

Importantly, Breit now has roughly 21% of its portfolio in data centers, one of the few commercial property segments still seeing strong growth.

## **Is BX a Good Stock to Buy?**

Turning to Wall Street, BX stock has a Moderate Buy consensus rating based on five Buys and seven Holds assigned in the last three months. At $176.30, the average Blackstone stock price target implies an 11.08% upside potential.
