# PRIME US REIT declared a dividend of 49 cents for the second half of last year | Lianhe Zaobao

Prime US Real Estate Investment Trust (Prime US REIT) declared a distribution of 49 cents per unit in the second half of last year, up from 11 cents in the same period the previous year.

The trust released its performance report on Wednesday (February 11), indicating that distributable income in the second half of last year shrank nearly 19% year-on-year to USD 12.06 million (approximately SGD 15.22 million); net property income fell 5.6% to USD 33.42 million.

For the full year, the trust's distributable income declined nearly 25% year-on-year to USD 28.73 million; net property income dropped nearly 9% to USD 69.25 million.

As of December 31 last year, the trust's portfolio occupancy rate reached 82.7%, with a weighted average lease expiry (WALE) of 5.6 years.

CEO Rahul Rana pointed out that the trust has increased its committed occupancy rate and weighted average lease term last year. "We have also begun to cautiously increase the distribution per unit to reward investors who held units during challenging times for the trust."

He added, "Combined with our strengthened balance sheet, the trust will be in a better position to further enhance returns for investors."

Rahul Rana also revealed that discussions are currently underway with several existing tenants regarding lease renewals.

The trust rose 4.55% to USD 0.23 at market close on Wednesday
