The launch volume and proportion of studio units have reached a five-year low, with the launch volume decreasing by more than half year-on-year. The proportion of two-bedroom units has risen to 52.1%, a five-year high. Buyers are leaning towards one-bedroom and two-bedroom units, reflecting the impact of market recovery and the relaxation of stamp duty Yang Mingyi, Senior Co-Director of the Research Department at Centaline Property, pointed out that after the H interest rate falls below the capped interest rate in mid-2025, the atmosphere in the property market will improve, and property prices will bottom out and rebound. Developers will accelerate the launch of new projects, with a total of 31 new developments and 14,077 units throughout the year, an increase of nearly 10% compared to 2024, the highest since 2021. Excluding two-bedroom units, the proportion of other types of units launched has decreased, with the largest drop in studio units, which fell by more than 3 percentage points year-on-year. The launch volume has decreased by more than half year-on-year, with both the proportion and launch volume reaching a five-year low. In 2025, only the sales proportion of one-bedroom and two-bedroom units recorded an increase year-on-year, exceeding 60%. During the peak of property prices in 2021, studio units with lower entry costs were popular, but in recent years, property prices have adjusted down by more than 20% from their high levels, making one-bedroom and two-bedroom units more affordable for buyers, reducing the attractiveness of studio units. Additionally, developers are gradually reducing the launch of nano units, leading to a sharp decline in the launch volume and proportion of studio units. The new two-bedroom units launched for the first time in 2025 continue to dominate the market in recent years, providing 7,332 units, an increase of 31.4% year-on-year, accounting for 52.1%, an increase of 8.7 percentage points year-on-year, with both quantity and proportion reaching a five-year high. The launch volume and proportion of studio units have reached a new low. Last year, the number of new studio unit launches was only 338, a year-on-year decrease of 53.1%, and a decrease of more than 80% compared to the high in 2021 (1,826 units), accounting for only 2.4% of the entire market, down 8.4 percentage points from the 2021 high (10.8%). In terms of the sales proportion of new developments, 8,529 units of the newly launched properties in 2025 were sold throughout the year, accounting for 60% of the newly launched units, the highest in nearly four years, second only to 62.6% in 2021. Analyzing by unit type, the sales proportion of one-bedroom and two-bedroom units has rebounded year-on-year, returning to over 60%, recording 60.5% and 63.7% respectively, an increase of 8.3 and 5.9 percentage points compared to 2024; compared to the low in 2023, this represents an increase of 14.1 and 6.6 percentage points. This reflects that after the relaxation of stamp duty and the rebound in the property market, buyers are inclined to enter the market for one-bedroom and two-bedroom units. The sales proportion of studio units last year was similar to that of 2024, with only a slight decrease of 0.8 percentage points.
