# In this month, Pak Oi Court in Tai Wai recorded a total of 11 transactions, with a two-bedroom unit sold for HKD 12.95 million

> Centaline Property's luxury estate, Park Avenue, recorded 11 transactions this month, surpassing last month's 10. One unit was sold for HKD 12.95 million, with a usable area of 632 square feet, averaging HKD 20,491 per square foot. The original owner purchased it in 2020 for HKD 12.645 million, holding it for about six years, now making a profit of HKD 305,000, with the unit appreciating by 2.4%

Zhao Guohua, the branch manager of the first branch of Park Island in the Tai Wai area of Centaline Property, stated that during the New Year period, Park Island recorded approximately 11 transactions this month, surpassing last month's total of 10 transactions. The branch recently recorded a transaction for a unit in Block 6A, with a usable area of 632 square feet, consisting of two bedrooms, a suite, and a storage room. The owner initially listed the property for approximately HKD 13 million and recently sold it for HKD 12.95 million after negotiation, with an average price per square foot of HKD 20,491.

It is understood that the original owner purchased the property in 2020 for HKD 12.645 million, holding it for about six years, and is now exiting with a profit of HKD 305,000, representing a 2.4% appreciation during the holding period
