Mei Lian Property's Qu Qibin stated that the trading activity at Xisha SIERRA SEA is active, with 11 transactions recorded in the estate so far this month. The company recently facilitated a transaction for a three-bedroom unit in Phase 1A, specifically Unit D on a mid-level floor of Block 1, with a usable area of approximately 591 square feet, featuring a three-bedroom layout. The buyer is an external area upgrader who is fond of the estate's environment and unit layout, deciding to enter the market with a transaction price of HKD 8.84 million, equivalent to a usable price of approximately HKD 14,958 per square foot.

The original owner purchased the above property in May 2025 for approximately HKD 6.816 million, holding it for about 10 months before selling, resulting in a paper profit of approximately HKD 2.024 million, with the property appreciating by about 29.7%
