XU Kezhi, Senior Regional Sales Director of Zhongyuan Real Estate in Ma'anshan, stated that the secondary market for the new development SIERRA SEA in Xisha is thriving, with approximately 12 secondary transactions recorded this month. Recently, a transaction was recorded for Unit G on a low floor of Block 2 in Phase 1B, with a usable area of 443 square feet and a two-bedroom layout. After negotiation, the buyer purchased it for HKD 5.75 million, with a price per usable square foot of HKD 12,980.

It is reported that the original owner bought the unit for approximately HKD 4.37 million in May 2025, holding it for about 10 months, and now realizes a profit of HKD 1.38 million, with the unit appreciating approximately 31.6% during the holding period
