Zhongyuan Real Estate stated that the secondary market for the new project SIERRA SEA in Xisha is thriving, with the recent transaction of Unit H on the middle floor of Block 1B recorded, having a usable area of 444 square feet, a 2-bedroom layout, and sold for HKD 6.208 million after negotiation, with a price per usable square foot of HKD 13,982.

The buyer is a first-time homebuyer who found the environment of the estate comfortable, the price reasonable, and the layout practical, deciding to purchase the property for self-occupation. The original owner bought the unit for about HKD 5.08 million in May 2025, held it for about 10 months, and is now making a profit of HKD 1.128 million upon resale, with the unit appreciating approximately 22.2% during the holding period
