# Manulife US Real Estate Investment Trust narrows net loss, distributing 0.6 cents per unit | Lianhe Zaobao

Manulife US REIT experienced a narrowing of net losses in the second half of the 2025 fiscal year, but its earnings performance remains poor, with distributable income in the second half down 31.1% year-on-year.

The management company announced a distribution per unit of 0.60 cents (approximately 1.27 Singapore cents), a decrease of 31% year-on-year.

According to the performance report released by Manulife US REIT after the market closed on Wednesday (March 18), the net losses for the second half and the entire year were USD 32.3 million and USD 80.9 million, respectively, representing declines of 83.3% and 54.6%.

The narrowing of net losses was mainly due to a reduction in net losses from the fair value of real estate investments and derivative financial instruments, as well as a decrease in basic management fees and financing costs. However, some of the decline was offset by decreases in net real estate income and interest income.

Distributable income in the second half fell 31.1% year-on-year to USD 10.62 million (approximately SGD 13.56 million); net real estate income decreased by 37.9% to USD 23.01 million.

For the entire year, distributable income declined by 33.2% to USD 25.54 million; net real estate income fell by 33.4% to USD 53.18 million As of the end of last year, the real estate portfolio under ManulifeReit USD was valued at USD 913.8 million, a slight decline of 1.6% compared to the previous fiscal year.

The unit price of ManulifeReit USD fell 1.64% on Wednesday, closing at 6 cents
