# In Yuen Long, there were 153 second-hand transactions recorded this month, an increase of 37% month-on-month. The two-bedroom unit at Long Yi Court sold for HKD 6.1 million, setting a new high for the estate in over two years

Central China Real Estate stated that Yuen Long recorded approximately 153 second-hand transaction deals this month, an increase of 37% compared to last month. The past weekend saw a total of 13 transactions, including several high-priced deals. Unit F on the high floor of Block 3, Long Yi Ju, has a usable area of 531 square feet, with a two-bedroom layout. It was initially priced at HKD 6.12 million and was sold for HKD 6.1 million, with a price per usable square foot of HKD 11,488, marking a new high for two-bedroom units in the estate in over two years. The original owner purchased the unit for HKD 1.85 million in September 2000 and held it for about 26 years, during which the property price increased by HKD 4.25 million or 2.3 times.

The top floor unit with a rooftop at Block 2, Cui Yun Hua Ting, has a usable area of 446 square feet and a two-bedroom layout. It was initially priced at HKD 4.88 million, and after negotiation, the buyer acquired it for HKD 4.68 million, with a price per usable square foot of HKD 10,493, marking a new high for two-bedroom units in the estate in a year and a half. The original owner bought the unit for HKD 6.58 million in June 2019 and held it for about 7 years, during which the property price decreased by HKD 1.9 million or 29%
