# According to Midland Holdings, the overall number of property registrations in April is expected to challenge 8,000, reaching the second highest level in nearly two years

According to data from the Land Registry, the overall property registration volume in March recorded 7,737 cases, a slight month-on-month decrease of about 2.4%. Centaline Property analyst Chan Sung-kin pointed out that since it takes time from signing the sale and purchase agreement to submitting it for registration at the Land Registry, the registration cases in March generally reflect the market conditions of February. Due to the impact of the Lunar New Year holiday in February, transactions remained active, with only a slight decrease in the number of cases. As for the actual market conditions in March, the performance of the new property market was quite outstanding. According to data from the "First-hand Residential Property Sales Information Network" and market news, the transaction volume of first-hand private residential properties in March reached over 2,470 cases, a month-on-month increase of about 75%, setting a new 17-month high. The first-hand market has recorded over 1,000 transactions for 14 consecutive months, creating the longest record since the implementation of the first-hand regulations. It is expected that many of the aforementioned transactions will be registered in April. Driven by the active sales of new properties, even though the Easter holiday will reduce the number of working days, it is estimated that the overall property registration volume in April is still expected to challenge the level of 8,000 cases, which would not only be a new high for this year but also the second highest in nearly two years.

Looking back at March, if we categorize the overall property registration volume into residential and non-residential, according to the Centaline Property Research Center's comprehensive data from the Land Registry, excluding first-hand public housing, the registration amount for first-hand private flats and second-hand residential properties in March totaled 6,763 cases, a slight month-on-month decrease of about 3.9% from 7,037 cases in February, still setting a new 23-month second high, indicating that residential transactions remain robust. Notably, the registration volume of second-hand residential properties performed quite prominently, reaching 5,353 cases in March, a month-on-month increase of about 19.4%, with the number of cases reaching a new three-year high since March 2023.

In terms of non-residential properties, the registration volume for industrial buildings, commercial buildings, and shops in March totaled 420 cases, an increase of about 15.1% from 365 cases in February, setting an 8-month high. As for pure parking spaces and other non-residential properties, there were 503 cases, an increase of about 5.9% from 475 cases in February
