# The first private residential project in Dengjia New Town previewed over the weekend, with prices starting at 1,779 yuan per square meter | Lianhe Zaobao

The first private residential project in Tengah, Tengah Garden Residences, will open for preview this coming Saturday (April 11) and will be on sale from April 25, with prices starting at SGD 1,779 per square foot.

This mixed-use project is located on Tengah Garden Avenue and is jointly developed by Hong Leong Holdings, GuocoLand, and CSC Land Group. The project is expected to obtain its Temporary Occupation Permit (TOP) in 2029.

Zhuang Peishi, Marketing and Sales Director of Hong Leong Holdings, said at a press conference on Monday (April 6) that the prices of Tengah Garden Residences are "very attractive" and are expected to attract buyer interest.

The project covers an area of 20,458 square meters (approximately 274,028 square feet) and consists of 863 units distributed across nine 16-story residential buildings. Additionally, the project features approximately 30,000 square feet of ground-floor retail space, which will include dining and retail shops.

The project includes one to four-bedroom units, with two-bedroom and three-bedroom units being the most common, each accounting for about 40%, while four-bedroom units make up about 20%, and there are only six one-bedroom units.

The one-bedroom units come in two layouts of 484 square feet and 517 square feet, with total prices starting from SGD 980,000, translating to a price per square foot starting at SGD 2,025.

The two-bedroom units range from 624 square feet to 667 square feet, with total prices starting from SGD 1,110,000, translating to a price per square foot starting at SGD 1,779.

The three-bedroom units are the most numerous, ranging from 797 square feet to 1,033 square feet, with total prices starting from SGD 1,588,000, translating to a price per square foot starting at SGD 1,993.

The four-bedroom units have areas of 1,130 square feet and 1,259 square feet, with total prices starting at SGD 2.288 million, equivalent to a price per square foot starting at SGD 2,025.

A consortium of three developers won the bid for the land last January for SGD 675 million, with a plot ratio price of SGD 821 per square foot.

### Geopolitical Impact? Zhuang Peishi: Pricing is Important

Regarding whether macroeconomic uncertainties such as geopolitical situations affect the property market performance, Zhuang Peishi believes that pricing is crucial. "Our pricing is designed to be acceptable to all buyers who wish to seize the opportunity to purchase homes in the new town."

Tengah New Town is Singapore's latest planned integrated township covering 700 hectares. Zhuang Peishi stated: "As the first private residential project in Tengah with retail facilities, this provides buyers with a rare opportunity to participate in the early development of a brand new town. Tengah has a well-planned infrastructure and continues to focus on sustainable urban development."

She expects the project to attract various types of buyers, including young professionals, HDB upgraders, first-time homebuyers, and families who prioritize sustainable living environments.

The project is close to the under-construction Tengah MRT station, which is expected to be completed in 2029. Nearby primary schools include the new campus of Yuhua Primary School, which will open in 2030, but it is not within a one-kilometer radius.

With energy-efficient design and sustainable development concepts, the project has received the Building and Construction Authority (BCA) Green Mark Platinum Super Low Energy (SLE) certification.

The project showroom is located at Bukit Batok West Avenue 9, with preview times from April 11 to April 24, daily from 10 AM to 7 PM
