After fierce bidding among five real estate developers, a plot in Yizhuang New Town was sold to China State Construction Engineering Corporation Land, abbreviated as C-Land, for CNY1.3 billion (USD194.1 million) yesterday, a premium of 8.7 percent from the auction’s starting price. The plot is located in the core residential area of Yinghai in Yizhuang New Town, adjacent to Yinghai Station on Metro Line 8, providing convenient transportation conditions for building residential houses, Zhang Kai, head of land market research at the China Index Academy, told Yicai. Moreover, there has been no supply of new residential land in the auctioned plot’s surrounding area over the past three years, which points to an obvious shortage of high-quality housing supply in the area, Zhang noted, adding that this provides a window of opportunity for C-Land to enter the market. The plot also sits close to mature living facilities, such as large commercial complexes, parks, and rivers, according to a report by China Real Estate Information Corporation. This auction demonstrates that plots can be sold at a premium in Beijing if they are in good locations, boast complete surrounding facilities, and have controllable risks, Zhang said. The market is not lacking liquidity, it just has higher requirements on the long-term value of targeted land, he pointed out. New home sales in Beijing surged 184 percent to about 432,300 square meters in March from February. Meanwhile, second-hand house sales rose 3.4 percent last month from a year earlier. There were also signs that transaction prices have stopped declining and are stabilizing. The recovery of the property market will continue to provide fundamental support for the land market in Beijing, the CRIC report noted. In fact, this will not only help boost developers’ confidence in buying land, thus enhancing the overall market activity, but it will also offer an opportunity for the government to moderately raise the supply of high-quality land.
