Developers sold 1,548 new private homes, excluding executive condominiums (ECs), in April 2026, up 19.1% from 1,300 units in March and more than double the 675 units sold in April 2025. Knight Frank said the strong showing kept the market on track for 8,000 to 10,000 new home sales in 2026, supported by buyer demand for projects that meet expectations on pricing, connectivity, liveability, and location growth potential. Realion said sales excluding ECs rose for a second straight month despite ongoing Middle East conflicts, reflecting firm housing demand in the suburbs. It noted that OCR launches excluding ECs reached 1,406 units in April, the highest in 14 months. Huttons said April marked two “firsts”: the launch of Tengah Garden Residences, the first private residential project in Tengah, and Vela Bay, the first private residential project in Bayshore. Developers launched 1,426 units during the month, up 36.7% from March. PropNex said the two projects accounted for about 79% of April’s new private home sales. Tengah Garden Residences sold 855 of 863 units, or 99%, at a median price of $2,111 price per square foot (psf), whilst Vela Bay sold 370 of 515 units, or 72%, at a median price of $2,865 psf. CBRE said both projects benefited from being located in precincts marked for transformation and near existing or future MRT stations. It noted that Vela Bay set a new OCR benchmark median price, whilst Tengah Garden Residences became the best-performing project of 2026 so far. The Outside Central Region dominated sales, accounting for 1,358 units, or about 88% of new private homes sold excluding ECs. Sales in the Rest of Central Region stood at 160 units, whilst the Core Central Region recorded 30 units due to the lack of new launches. Including ECs, developers sold 1,649 units in April, down 14.9% from March, as the previous month was boosted by Rivelle Tampines EC.
