Hong Kong developers ready new home sales amid muted price increases

SHKP, the city’s largest developer in terms of market capitalisation, released the price list for 120 units at its Garden Regency project in Kam Tin North in the New Territories on Tuesday. With maximum discounts of 16 per cent, the flats, ranging between 289 sq ft and 412 sq ft in size, were priced from HK$3.93 million (US$501,000) to HK$5.88 million. Garden Regency is a three-tower project with a total of 566 units with from one to four bedrooms. Meanwhile, Wheelock Properties is poised to launch the first batch of units at its Park Silicon project in Kwu Tung North in the Northern Metropolis. The project is divided into two phases with a total of 781 flats. Layouts range from one to three bedrooms, with two-bedroom units making up the majority. The launches come amid an anticipated cooling in home prices in the city, following a 7.4 per cent increase so far this year, based on secondary home prices as of May, according to the latest official data. “Most of the price growth has already been reflected in the first half, as uncertainties are increasing,” said Joseph Tsang, chairman of JLL in Hong Kong. “Stock market volatility, potential interest rate hikes, inflationary pressures and tighter capital controls in mainland China will continue to affect the housing market.” The property consultancy earlier noted that prices for some new homes in Hong Kong rebounded by as much as a third from the housing market’s lowest level a few years ago amid robust demand. For example, this year developers priced new units in Tseung Kwan O, Wong Chuk Hang and Tai Wai at 7 per cent to 36 per cent higher than those sold in the same projects or in the same districts in previous years, data tracked by JLL showed. “Many developers have adopted more assertive pricing strategies following the recovery of the housing market in the first five months of this year,” Tsang said. “We believe developers will change their sales strategy and be more cautious about raising the asking prices of new projects in the second half of 2026 in order to maintain strong sales momentum.” JLL estimated that residential prices would rise between 5 per cent and 10 per cent in 2026.
