For real estate investment trusts (REITs), particularly those focused on data centers and specialized infrastructure, the convergence of robust artificial intelligence demand and a more accommodating debt market has triggered a wave of significant capital raises and acquisitions.

### Equinix (EQIX.US)

Shares of Equinix have steadily outperformed the broader sector this year. In a clear signal of its aggressive expansion strategy, the digital infrastructure giant issued **USD 3.85 billion** in new senior notes in mid-August 2026. The capital injection is explicitly designed to fund the company's initiatives to meet long-term demand generated by AI and cloud workloads. The move follows a strong Q2 2026 earnings report, where Equinix delivered an **11%** year-over-year increase in monthly recurring revenue and a record **9,700** net new interconnections. Consequently, officials at the company raised their full-year revenue growth forecast to **11-12%**.

### Digital Realty (DLR.US)

Digital Realty, which owns and operates carrier-neutral data centers, has similarly capitalized on current market conditions, seeing its stock rally in recent months. The firm recently agreed to acquire a 64% stake in three fully leased hyperscale data centers in Northern Virginia from Blackstone for a total consideration of **USD 3.5 billion**. This transaction underscores the urgency among operators to secure prime assets amid surging demand from investment-grade hyperscale clients. In Q2 2026, Digital Realty reported total revenue of **USD 1.9 billion**, representing a **29%** increase year-over-year, alongside an adjusted EBITDA of **USD 978 million**.

### Alexandria Real Estate Equities (ARE.US)

The financing window is also open for Alexandria Real Estate Equities, a REIT focused on life science and technology campuses. On August 12, 2026, the company priced a **USD 1 billion** offering of subordinated notes due in 2057 to fund debt repayment and general corporate purposes.
