# Singapore REITs Daily Radar: REITs Dip, Keppel Deal | Oct 20, 2026

The FTSE ST All-Share Real Estate REITs Index fell 0.66% to 640.650, a sharper drop than the Straits Times Index's 0.15% decline to 5,404.02. Breadth was firmly negative: 26 of the 38 S-REITs declined, four rose and eight were flat, leaving the equal-weighted average 1.04% lower. Turnover of S$306.3M across the 29 SGD-traded S-REITs ran at 0.90x the 20-day average of S$339.1M, and the tape was concentrated — CapitaLand Ascendas REIT (A17U) alone accounted for 28.1% of that turnover. Office and overseas-office names led the fall, while data-centre counters were the day's relative bright spot.

## Fund Flows

Positioning was one-sided toward the exits. Across the 29 SGD-traded S-REITs, 28 posted net outflows against a single net inflow, for an aggregate net outflow of S$64.74M. Suntec REIT (T82U) drew the day's largest net inflow at S$1.03M, but it stood alone. The heaviest net outflow hit Keppel REIT (K71U), down S$16.66M, consistent with its slide on the acquisition news.

## Price Action

Keppel REIT (K71U) was the day's most notable mover, falling 4.85% to S$0.785 on S$38.2M of turnover, 3.8x its 20-day average — a sharp move with real volume behind it. The catalyst was the trust's S$610.9 million purchase of a 51% stake in Keppel South Central. The heaviest-traded name, CapitaLand Ascendas REIT (A17U), slipped 0.46% to S$2.170 on S$85.9M, 1.1x its average, while CapitaLand Integrated Commercial Trust (C38U) eased 0.90% to S$2.200 on S$56.2M, 0.7x its average. Data-centre REITs bucked the decline — NTT DC REIT (NTDU) rose 1.15% on USD 3.3M, 1.0x its average — while industrial names such as Mapletree Industrial Trust (ME8U), down 1.14% on S$14.1M (0.8x), and Frasers Logistics & Commercial Trust (BUOU), off 1.12% on S$7.6M (0.6x), tracked the sector lower.

## Announcements

No corporate actions were filed today. The day's one acquisition, reported by The Business Times, was Keppel REIT's (K71U) agreement to buy a 51% stake in Keppel South Central for S$610.9 million. The units fell 4.85% as investors absorbed the news.

## Distribution Watch

AIMS APAC REIT (O5RU) is the next S-REIT to go ex-distribution, on Oct 27, with payment due Dec 11. Its indicative trailing yield is 7.28%, built on a S$0.0991 trailing 12-month distribution; the per-unit amount for this payout has not been disclosed yet. No other S-REIT goes ex-distribution within the next five trading days.
