Context

I bought S-REITs a few days ago because I wanted to start building exposure to the REIT sector and add a potential source of dividend income to my portfolio. Before entering the trade, I was thinking about the longer-term potential of REITs and how they can provide regular distributions while also giving me exposure to property-related assets.

Since this was a new position for me, I was also interested in seeing how the price behaves after my entry rather than trying to predict the exact bottom. I knew that the price could move around in the short term, so my main focus was on the overall investment thesis rather than reacting to every daily price movement.

My trade

I opened a position in S-REITs a few days ago. I decided to enter because I wanted to establish an initial position and gain exposure to the sector instead of continuing to wait for a supposedly perfect entry point.

My thinking was that starting with a position would allow me to participate if the sector performed well, while I could still reassess the position later based on price movements, dividend yields, interest rates, and the underlying performance of the REITs.

I didn't want to make the trade purely based on short-term price movements. The main reason for entering was the longer-term potential of the sector and the income component. At the same time, I recognise that REITs can be sensitive to interest rates, financing costs, property valuations, and broader market sentiment, so the position still needs to be monitored.

Takeaway

Next time, I would define my entry price, position size, target allocation, and conditions for adding or trimming the position more clearly before making the trade, rather than figuring out the plan after I have already entered.
