# Armour Residential Balances Strong Q2 With Cautious Outlook

Armour Residential ((ARR)) has held its Q2 earnings call. Read on for the main highlights of the call.

Armour Residential’s latest earnings call struck a cautiously upbeat tone, balancing solid second-quarter performance with a sober read of macro risks. Management highlighted another quarter of positive economic return, strong earnings, portfolio growth, and ample liquidity, while underscoring disciplined risk management as the key buffer against volatile rates, Fed uncertainty, and a more fragile demand backdrop for mortgages.

## Total Economic Return and Earnings Strength

Armour delivered a total economic return of 4.8% in the second quarter of 2026, supported by robust GAAP and distributable earnings. GAAP net income available to common stockholders reached $111.5 million, or $0.86 per share, while distributable earnings came in at $93.2 million, or $0.72 per share, on net interest income of $76.8 million.

## Capital Raising and Dividend Stability

The company leaned on its at-the-market programs to bolster capital, issuing roughly 12.7 million common shares for $218.7 million and about 198,000 preferred shares for $4.1 million in the quarter. Armour also raised another $88.3 million in common equity through mid-July and maintained its monthly dividend at $0.24 per share, or $0.72 for the quarter, signaling confidence in its payout.

## Book Value Progress and Capital Base Growth

Quarter-end book value per common share edged up to $17.53, a 0.6% increase from March 31, 2026, reflecting the firm’s ability to preserve and modestly grow equity despite a choppy rate backdrop. Armour’s portfolio and capital base now exceed $22 billion, marking the fifth straight quarter of expansion and underscoring continued franchise scaling.

## Portfolio Expansion and Targeted Purchases

Since the prior call, Armour net added nearly $1.3 billion of new mortgage assets, focusing on par and slight-premium coupons with favorable prepayment behavior. The company concentrated in 5- and 10-year DUS bonds and kept its portfolio fully invested in Agency MBS, Agency CMBS, and U.S. Treasuries, reinforcing a credit-risk-light positioning.

## Spread Tightening and Evolving Prepayment Trends

Mortgage option-adjusted spreads tightened by about 7 basis points across Armour’s asset classes in the second quarter, providing a modest valuation tailwind. While aggregate prepayments ticked up slightly to 11.4 CPR in Q2 from 11.2 CPR in Q1, July speeds slowed sharply to 8.8 CPR, and management expects this lower prepayment environment to persist.

## Risk Management, Duration Control and Liquidity

Risk discipline remains central, with net balance sheet duration held near zero and implied leverage, excluding Treasuries, around 7.5 turns. Roughly 86% of the hedge book is concentrated in shorter and intermediate OIS and SOFR pay-fixed swaps, and July month-end liquidity is expected to exceed $1.2 billion, or about half of total equity, levels the company has stress-tested and deems comfortable.

## Attractive Incremental Return Opportunities

Management highlighted compelling reinvestment economics in 30-year 5% to 6% coupons, projecting static mid-teens returns when paired with about 8x leverage and hedged to a 0.5-year duration. They also noted that a hypothetical 10 basis point tightening in mortgage OAS could add roughly 4% to 5% to total return via book value gains, underscoring the upside embedded in current positioning.

## Macroeconomic and Policy Uncertainty

Despite strong internal metrics, leadership underscored heightened uncertainty around Fed policy under new leadership and the risk of increased rate volatility. The U.S. Treasury curve bear-flattened during the quarter, with the 2-year yield up 38 basis points and the 10-year up 15 basis points, creating a historically challenging backdrop for mortgages and the potential for wider spreads if inflation or hawkish messaging persists.

## Cooling Investor Demand Signals

The call flagged early signs of cooling investor appetite for mortgages, including a modest contraction in GSE retained portfolios in May and softer inflows into mortgage funds. Management cautioned that this softer demand environment increases the market’s sensitivity to the Fed’s reaction function and other external forces, potentially amplifying spread volatility.

## Valuation and Positioning Constraints

Specified pools are now viewed as essentially fully valued relative to TBA securities, limiting the appeal of aggressively adding exposure at current levels. With TBA markets remaining volatile, Armour is choosing caution over incremental yield, accepting that disciplined positioning at these valuations may constrain near-term opportunistic deployment.

## Liquidity Ratio Trend and Preferred Issuance Limits

While absolute liquidity remains strong at around $1.2 billion, management noted that liquidity as a percentage of common equity has trended lower, partly due to longer-duration hedges and higher funding haircuts. Preferred equity issuance was modest at $4.1 million, with management indicating that constrained trading volumes and pricing limit their ability to scale preferred issuance unless market conditions become more favorable.

## Estimated Book Value Adjustment

The company estimated that book value as of July 20 stood at approximately $17.00 per share, down from the quarter-end level of $17.53. Management attributed the decline to the accrual of the July $0.24 dividend and subsequent market moves, framing it as a manageable adjustment within the context of the broader earnings and return profile.

## Guidance and Forward-Looking Outlook

Looking ahead, Armour’s guidance remains cautious but constructive, with management expecting supportive technicals into the third quarter and mortgage spreads modestly wider but still inside long- and short-term averages. The base case assumes the Fed stays on hold through the fall, while the company targets near-zero net duration, implied leverage around 7.5x, a portfolio above $22 billion in 100% Agency assets, and July liquidity north of $1.2 billion to support steady dividends and mid-teens return opportunities.

Armour’s earnings call painted a picture of a mortgage REIT leaning into its strengths—earnings power, balance-sheet growth, and risk discipline—while respecting a challenging macro tape.
