LXP Industrial Trust ( (LXP) ) just unveiled an update.

On July 19, 2026, LXP Industrial Trust agreed to be acquired in an all-cash merger by affiliates of Brookfield Asset Management and Canada Pension Plan Investment Board for $61.20 per share, valuing the transaction at about $5.2 billion including net debt and preferred equity. The offer represents premiums of 12.3% and 19.8% to LXP’s 30-day and 90-day volume-weighted average prices, respectively, was unanimously approved by its board, and is expected to close by the end of the fourth quarter of 2026, while common share dividends are suspended under the merger terms.

For the quarter ended June 30, 2026, LXP reported a net loss attributable to common shareholders of $1.6 million, or $0.03 per diluted share, versus net income of $27.5 million a year earlier, even as gross revenues rose slightly to $88.1 million and Adjusted Company FFO climbed 5.0% to $0.84 per diluted share. Operationally, the trust posted modest same-store NOI growth, materially increased base and cash rents on 2.3 million square feet of new and extended leases, advanced its industrial development pipeline including a fully pre-leased 1.2 million-square-foot Phoenix project, acquired a high-yield infill site, and sold a non-core warehouse, underscoring active portfolio repositioning ahead of the pending buyout.
