Context:

I noticed that S-REIT prices had been declining, and I saw the price weakness as an opportunity to gradually build up my position through dollar-cost averaging (DCA). Rather than trying to time the bottom of the market, I wanted to take advantage of the lower prices while maintaining a longer-term perspective. I was still comfortable with my original investment thesis around potential distribution income and exposure to real estate, so the decline in price did not change my overall view of the sector.

My trade:

I added to my S-REIT position as the price had fallen, mainly to DCA and lower my average entry price. I did not want to deploy too much capital at once, so I made a smaller additional purchase rather than committing a large amount immediately. My decision was based on the belief that the price decline could provide a more attractive entry point for a long-term position, while still recognising that prices could continue to fall and that REITs remain sensitive to interest rates, financing costs and market conditions.

Takeaway:

Next time, I would set clearer price levels and position sizes for each DCA entry beforehand so that I can add systematically without making decisions mainly based on short-term price movements.
