Context:

Today, I was monitoring S-REITs and noticed that prices had been dropping. I saw the decline as a potential opportunity to enter at a lower price compared with previous levels. Although I was aware that prices could continue falling due to factors such as interest rates, financing costs and market sentiment, I felt that the lower price provided a reasonable opportunity to start building a position.

My trade:

I increased a position in S-REITs today because I believed the recent price drop created a more attractive entry point. I did not want to commit too much capital immediately, so I started with a manageable position that would allow me to add later if the investment thesis continued to make sense. My main reasons for entering were the lower price, potential distribution income and the possibility of capital appreciation if the S-REIT sector recovered over the longer term.

Next time, I would look beyond the price drop itself and compare the REIT's valuation, distribution yield, gearing and financial position before entering, while also setting a clearer entry price and position size beforehand.
