# 机构：预计 2025 年零售物业市场有 80 余万平新增供应

> CBRE 世邦魏理仕发布的报告显示，预计 2025 年北京零售物业市场将新增供应 80 余万平方米。2024 年办公楼市场新租需求面积同比减少 5%，但搬迁交易占新租面积的 80%，创历史新高。国有及头部企业的大面积成交和退租数量回落，推动全年净吸纳量达到 34 万平方米，空置率年末同比下降 0.7 个百分点至 21.0%。

CBRE 世邦魏理仕发布的《2024 年北京房地产市场回顾及 2025 年展望》显示，2024 年北京办公楼市场新租需求总面积同比减少 5%，但搬迁交易持续增加，占全年新租面积的 80%，占比再破历史纪录。得益于国有及头部企业的多笔大面积成交落位，以及退租数量同比回落，全年全市净吸纳量达 34 万平方米，带动全市空置率年末同比下降 0.7 个百分点至 21.0%。（界面）
