# 《港楼》投资者斥 1,400 万购白石角 University Hill 及 Silicon Hill 两单位收租 云汇开放式 430 万沽 全数蚀让

> 美联物业促成投资者以 1,400 万港元购入白石角 University Hill 及 Silicon Hill 两单位用于收租。Silicon Hill 单位以 639 万港元成交，原业主亏损约 131.1 万港元。University Hill 单位以 701 万港元成交，原业主亏损近 62 万港元。此外，投资者以 430 万港元购入白石角云汇单位，原业主亏损约 145 万港元。

美联物业表示，该行最新再促成投资者斥近 1,400 万购白石角 University Hill 及 Silicon Hill 两伙单位作收租之用。

成交单位包括 Silicon Hill 第 5 座高层 B8 室，实用面积约为 413 平方尺，为 2 房间隔。据悉，单位早前以 680 万元放售，近期减价至 668 万元终获投资者议价后以 639 万元承接，实用尺价约 15,472 元。资料显示，原业主 2022 年以约 770.1 万元购入单位，持货 3 年半，是次转手帐面蚀约 131.1 万元。

另一成交为 University Hill 第 1 座顶层户，实用面积约为 409 平方尺，为 2 房间隔连天台。据悉，单位早前以 850 万元放售，近期减价至 710 万元，获同一投资者议价后以 701 万元承接，实用尺价约 17,139 元。资料显示，原业主 2023 年以约 762.75 万元购入单位，持货 2 年半，是次转手帐面蚀近 62 万元。

另外，该行最新促成投资客 430 万元承接白石角云汇 292 实尺开放式户。成交单位白石角云汇 2 座中层 B1 室，实用面积 292 方尺，属开放式间隔。据悉，单位早前以 438 万元放售，获投资客洽购，议价后以 430 万元承接，实用尺价约 14,726 元。资料显示，原业主於 2019 年以约 574.7 万元买入单位，持货 6 年，是次沽出帐面蚀约 145 万元。
