# 《大行》高盛升新地目标价至 164 元  上半财年业绩符预期

> 高盛报告指出，新地 2026 财年上半年业绩符合预期，股息按年升 3% 至 0.98 元，显示管理层对业务展望信心增强。全年维持派发基础净利润 40% 至 50% 的股息政策，预计全年总股息 3.96 元，按年升 6%。高盛将 2027 至 2028 财年的每股盈利预测上调 2% 至 13%，目标价由 159 元上调至 164 元，维持「买入」评级。

高盛发表报告指，新地 (00016.HK) 去年 12 月底止 2026 财年上半年业绩符合预期，并在分析师简报会上对香港物业业务前景表达更乐观态度。

报告指，新地中期股息按年升 3% 至 0.98 元，显示管理层对业务展望信心增强。全年维持派发基础净利润 40% 至 50% 的股息政策。假设 48% 派息率，高盛料新地全年总股息 3.96 元，意味按年升 6%。

考虑到香港部分物业项目略高的发展利润率，高盛将新地 2027 至 2028 财年的每股盈利预测上调 2% 至 13%，并将目标价由 159 元上调至 164 元，维持「买入」评级。
