# Prada 據報租 K11 Musea 舖位 料明年初開張

> Prada 將在香港的 K11 Musea 租一家 8000 平方尺的鋪位，預計明年初開張。這將是 Prada 在香港開設的第一家規模較大的新店。由於租金較疫情前水平低，越來越多的奢侈品牌重返香港核心商業區。K11 Musea 所在地區的平均租金仍比 2019 年少 45%，有望吸引更多全球奢侈品牌回歸香港。置地也計劃在中環升級旗下零售商廈，投資約 78 億元，引進愛馬仕、路易威登、Dior 和 CHANEL 等奢侈品牌。

據外媒引述知情人士指，奢侈品牌普拉達 (Prada)(1913) 將在新世界發展 (017) 旗下購物中心 K11 Musea 租一家 8000 平方尺的舖位。該門店即將開始施工，料明年初開張，但未有確實租金定價。

這將是 Prada 近年來在香港開的第一家規模較大的新店。2020 年，Prada 於 2020 年初提早 4 個月棄租銅鑼灣旗艦店，當時每月租金達 900 萬元。Prada 在鼎盛時期在香港有 9 家門店，目前根據網站有 6 家。

對於上述消息，Prada 在意大利的公關團隊在非工作時間沒有對外媒報道置評，新世界發展不予置評。

另外，由於租金遠低於疫情前水平，越來越多的全球奢侈品牌重返香港核心商業區。根據 Cushman & Wakefield 公司研究指，位於 K11 Musea 所在的尖沙咀地區，主要購物街道的平均租金仍比 2019 年疫情前少 45%，意味着現時核心商業區的物業價格或助吸引全球奢侈品牌回港。中環大地主之一的置地上月宣布，將在未來約 3 年分階段全面升級旗下中環零售商廈王國，斥約 31 億元打造 10 座多層旗艦店，連同旗下多家奢侈零售品牌租戶投資約 47 億元，包括愛馬仕 (Hermes)、路易威登 (Louis Vuitton)、Dior 和 CHANEL 等。
