# 美 30 年按揭利率急降至 6.29% 創近一年新低

據 Mortgage News Daily 數據，美國 30 年期固定按揭利率週五急跌 16 個點子至 6.29%，創下去年 10 月 3 日以來最低水平，亦為去年 8 月以來最大單日跌幅。受利率下跌帶動，美國房屋建築商股價普遍向好，Lennar(LEN.US)、D.R. Horton(DHI.US) 及 Pulte(PHM.US) 股價週五盤中均升約 3%。

按揭利率急降主要受美國弱於預期的 8 月就業數據影響，美債孳息率下跌，令按揭利率同步回落。Mortgage News Daily 營運總監 Matt Graham 稱，就業報告一向是影響利率波動的最大潛在因素，並透露不少貸款機構實際報價已低於 10 月初水平，部分甚至見 5 厘高位。
