# "Port House" Shatin First City Garden View Three-Bedroom Sold for HKD 9.56 million, 1.2 times appreciation since 2009

The second-hand market for blue-chip properties continues to see transactions. Li Jiawen from Century 21 Qifeng Properties stated that the company recently facilitated a transaction at City One Shatin. The unit is located in Block 4, Low Floor, Room B, with a usable area of 819 square feet, featuring a three-bedroom layout. It faces southwest with a view of the inner garden. The asking price for the unit was HKD 9.8 million, and it was accepted by the buyer for HKD 9.56 million, resulting in a price per usable square foot of HKD 11,673.

It is understood that the original owner purchased the property in June 2009 for HKD 4.35 million and has held it for 17 years before selling. The owner made a profit of HKD 5.21 million upon exit, with the unit appreciating 1.2 times during the holding period
