<p>Last year, new property transactions in Hong Kong surged by 50%, reaching a three-year high. However, according to statistics from Centaline Property, the inventory of the five major developers, namely Cheung Kong Holdings (1113), Henderson Land (0012), New World Development (0017), Sun Hung Kai Properties (0016), and SINO LAND (0083), increased by 7.2% year-on-year, with Sun Hung Kai holding the largest share. Yang Ming-yi, Senior Joint Director of Centaline Property's Research Department, pointed out that due to the concentration of one-bedroom and two-bedroom supply in new properties, the inventory of two-bedroom units saw the most significant increase, rising from 33% to 35.8% of the total inventory.</p>
<p>Centaline's statistics indicate that as of December 2024, selecting new properties launched for the first time in 2016 and later, the inventory stands at 18,873 units, a decrease of 107 units or 0.6% year-on-year. However, the inventory of the five major developers totals 10,162 units, an increase of 683 units year-on-year, raising their share of the total inventory from 49.9% at the end of 2023 to 53.8%.</p>
<p>By property type, the inventory of two-bedroom, one-bedroom, and four-bedroom or larger units all recorded increases, while studio and three-bedroom units saw declines. The highest number of unsold two-bedroom units in Hong Kong is 6,752, an increase of 485 units or 7.7%, the largest increase among all property types, accounting for 35.8%. There are 4,820 one-bedroom units, an increase of 110 units or 2.3%, accounting for 25.5%. Three-bedroom units total 4,400, a decrease of 344 units or 7.3%, accounting for 23.3%. Four-bedroom or larger units number 1,957, a slight increase of 24 units or 1.2%, accounting for 10.4%. Studio units have the least inventory, with only 944 units, a year-on-year decrease of 382 units or 28.8%, accounting for just 5%.</p>
<h2>Sun Hung Kai holds the largest inventory</h2>
<p>Among the five major developers, Sun Hung Kai's inventory reaches 3,715 units, an increase of 352 units or 10.5% year-on-year, with its market share rising from 17.7% to 19.7%, ranking first. Nearly 80% of the unsold units are two-bedroom or larger types, totaling 2,951 units. This mainly includes three projects: Tuen Mun &#34;NOVO LAND&#34; Phase 2A, Yuen Long &#34;The Yoho Hub&#34; Phase B, and &#34;The Sky . Sea&#34; Phase 1
The inventory distribution of Sun Hung Kai Properties shows 915 two-bedroom units, accounting for 24.6%; 1,282 three-bedroom units, accounting for 34.5%; and 754 four-bedroom or more units, accounting for 20.3%.</p>
<p>Henderson Land has 3,125 units, although it decreased by 300 units or 8.8% year-on-year, it still ranks second, with its share dropping from 18% to 16.6%. About 60% of the unsold units are studio and one-bedroom types, totaling 1,869 units. The main projects are &#34;THE HADDON&#34; in Hung Hom and Phase 1 of &#34;Belgravia Place&#34; in Cheung Sha Wan. The inventory distribution of Henderson Land includes 277 studios, accounting for 8.9%; and 1,592 one-bedroom units, accounting for 50.9%.</p>
<h2>New World Inventory Volume Increased by 1.49 Times</h2>
<p>New World rose from ninth place at the end of 2023 to fifth place at the end of 2024, mainly due to a significant increase in inventory volume by 802 units to 1,340 units, an increase of 1.49 times, with its share rising from 2.8% to 7.1%. Among the unsold units, 63.1% are two-bedroom units, totaling 845 units, concentrated in Kai Tak &#34;Park Vista&#34; Phase 2.</p>
<p>Sino Land has 1,408 inventory units, a decrease of 467 units or 24.9%, with its share dropping from 9.9% to 7.5%. The unsold units are mainly one-bedroom and two-bedroom units, accounting for 72.6%, totaling 1,022 units, primarily from Tseung Kwan O's LOHAS Park Phase 11 C and D &#34;The Peak II and III&#34;.</p>
<p>CK Asset's inventory surged by 296 units or 1.07 times, but the number remains low, with only 574 units, accounting for just 3.0%. CK Asset's unsold units are mainly three-bedroom and four-bedroom or more units, accounting for 76%, totaling 436 units.</p>
<h2>Wheelock and China Overseas Inventory Increased Year-on-Year</h2>
<p>Additionally, Centaline Property selected five developers with a larger total inventory, namely Wheelock Properties, K Wah International (0173), China Overseas Land &amp; Investment (0688), Wai Kee Holdings, and Road King Infrastructure. Among them, Wheelock has the largest inventory with 1,754 units, an increase of 372 units or 26.9% year-on-year, with its share rising from 7.3% to 9.3%. Over 50% of Wheelock's unsold units are two-bedroom units, totaling 984 units, mainly from Kai Tak &#34;Miami Quay I&#34;.</p>
<p>As for China Overseas, it has 738 units, a sharp increase of 361 units or 95.8%, entering the top ten alongside Kowloon Development (0034), with its share rising from 2% to 3.9%. More than 75% of China Overseas' unsold units are one-bedroom and two-bedroom units, totaling 561 units, concentrated in Kai Tak &#34;Victoria Harbour, Double Diamond&#34;.</p>
