Sierra Sea recorded a total of 12 leasing transactions this month, with a three-bedroom unit rented out for HKD 24,500

Midland Realty stated that Sierra Sea has recorded 12 leasing transactions this month, with the latest 591 square feet mid-to-high floor unit rented out for HKD 24,500 per month, setting a new high for three-bedroom units in the estate.

The transaction unit is Room D, Mid-to-High Floor, Block 1, Aqua Avenue, Sierra Sea 1A(2), with a usable area of approximately 591 square feet, configured as three bedrooms. It is reported that after the estate entered the handover period, leasing transactions have been continuous, so rental listings are often quickly rented out once available. The unit was initially listed for rent at HKD 25,000 per month and was rented out for HKD 24,500 after negotiation with a family client, setting a new high for three-bedroom units in the estate, equivalent to a rent of approximately HKD 41.5 per usable square foot.

Data shows that the owner purchased the unit for about HKD 6.77 million in mid-2025, and based on the current rental value, the rental yield is approximately 4.3%
