"Port Building" ROAD KING INFRA plans to launch the sale of the Shao Guan Hu Kai and Shan Yang houses after the Spring Festival, with the Tuen Mun city center project expected to be available in 2027

ROAD KING INFRA (01098.HK) Sales and Marketing Director Yan Jingfeng stated in a newspaper interview that with the ongoing interest rate reduction cycle, the government's continued absorption of talent, and the influx of mainland buyers, coupled with the gradual digestion of new property inventory, it is expected that overall property prices will rise by at least 5% by 2026.

Yan Jingfeng pointed out that the group's sales focus this year is on the 14 houses of the Tuen Mun So Kwun Wat Kai and Mountain project. Due to the scarcity of similar new supplies in the area, the group will adopt a "sell one, increase (price) one" strategy to limit sales, planning to open show houses and tender sales after the Lunar New Year, with market estimates for the entry threshold starting at around HKD 30 million. She also mentioned that since the fourth quarter of 2025, they have received 40 to 50 inquiries regarding the Kai and Mountain houses, with potential buyers mainly from the Greater Bay Area, including many new Hong Kong residents.

Since its launch in 2023, the Kai and Mountain project has sold approximately 577 units, accounting for over 80% of the total units, realizing over HKD 2.7 billion, with small and medium-sized units of less than 700 square feet nearly sold out.

Additionally, the group has another brand new residential project located at 430 Castle Peak Road - Castle Peak Bay in Tuen Mun city center, expected to provide about 300 units, primarily targeting one-bedroom and two-bedroom units. Yan Jingfeng indicated that the group is negotiating with the authorities regarding the premium for land, and once completed, they will apply for the pre-sale consent for the property and commence site leveling works, with a more specific sales plan expected to be announced by the end of 2026, and the earliest market launch in 2027. She mentioned that since there has been no new residential development in the area for over 8 years, the project is expected to attract interest from young families and investors in the area
