The unit consists of 3 bedrooms, a storage room, and a maid's room, facing southwest. A mainland buyer acquired it for HKD 26.08 million, equivalent to a price of HKD 24,397 per usable square foot.
The unit was listed for HKD 28 million for about 5 months and recently received inquiries from mainland buyers. The buyer was attracted to the quality of the New World Development properties, and the unit's practical layout, along with the open sea view and proximity to the MTR Olympic Station, led to the decision to purchase the unit for self-occupation.
After negotiation, the owner agreed to reduce the price by approximately HKD 1.92 million, resulting in a transaction price of HKD 26.08 million, a reduction of about 6.9%. The original owner purchased the unit in March 2012 for approximately HKD 21.17 million and held it for about 14 years, realizing a paper profit of approximately HKD 4.91 million, or about 23.2%
