The North Point City Garden sea view three-bedroom suite in "Hong Kong Property" has been reduced in price by 8% to HKD 12.88 million, appreciating more than double in seventeen years

In recent months, the second-hand property market has been active, with multiple transactions recorded at the benchmark estate City Garden in North Point, and the transaction price per square foot continues to hover at a high level. According to Trudy Dai, co-director of Century 21 Daystar Realty, the latest transaction involved a high-floor F unit in Block 4 of City Garden, with a usable area of approximately 896 square feet, featuring three bedrooms and a master suite, enjoying a northeast view of Victoria Harbour. The unit was sold for HKD 12.88 million, with a price per usable square foot reaching HKD 14,375.

The original asking price was HKD 14 million, which was reduced by HKD 1.12 million or about 8% after negotiation. The original owner purchased the property in March 2009 for HKD 6.38 million, holding it for 17 years with a paper appreciation of HKD 6.5 million, and the market value has more than doubled during the holding period
