This year, the second executive condominium (EC) project, Rivelle Tampines, sold 92.5% of its units on the first day of sales, with an average selling price of SGD 1,893 per square foot, surpassing the previous EC price record of SGD 1,766 set by Aurelle of Tampines. Rivelle Tampines is the best-selling EC project of 2026 so far and is also the first EC project in the Tampines area to achieve a transaction rate exceeding 90% on its opening weekend. The EC project Aurelle of Tampines, also located in Tampines, had a sales rate of 89.7% on its opening weekend when it launched in March 2025. Both EC projects are developed by Sim Lian Group. In a statement released on Sunday (March 21), Sim Lian Group announced that a total of 529 units were sold on the first day of Rivelle Tampines, accounting for over 92% of the total 572 units in the project, with all three-bedroom units sold out, 87% of the 291 four-bedroom units sold, and 85% of the 40 five-bedroom units sold. Sim Lian Group revealed that among the buyers of Rivelle Tampines, there are many young professionals and HDB upgraders. MOGUL.sg's chief researcher, Mike Chua, stated that Rivelle Tampines is the best-selling EC project since the launch of Hundred Palms Residences in July 2017, when all 531 units of Hundred Palms Residences in Yio Chu Kang were sold out on the first day of sales. Chua believes that one of the key factors for the strong demand for Rivelle Tampines is its location. Since 2020, a total of 15 EC projects have been launched in the market, but only three projects are within a 5-minute walking distance from a subway station, and Rivelle Tampines is one of them. Additionally, the scarcity of supply is another reason for the project's popularity. Huttons' senior data analyst, Lee Si Teck, mentioned that Rivelle Tampines is likely to be the last EC project launched in 2026 and possibly the last EC project in the eastern region in the past two years, making it an opportunity that eligible buyers do not want to miss.
