📊 CapitaLand Investment Hits 52-Week Low - What’s Really Going On?
CapitaLand Investment (CLI) recently touched a 52-week low near S$2.34 yesterday ( now trading at $2.32). Let’s take a look beyond the price action at what’s actually happening:
📉 Why the Drop?
Higher interest rates have hit the whole real estate sector hard. On top of that, reported net profit fell 70% to S$145 million in FY2025. It is largely because CLI is shifting toward a lighter asset model.
🚀 The Stronger Story Beneath the Surface
Recurring fee revenue jumped 20% year-on-year to S$687 million in H1 2026. Funds Under Management grew to S$128 billion. Capital recycling is also moving fast, with about S$5 billion in gross divestments so far this year.
💡 Valuation & Outlook
CLI trades at roughly 0.93 times book value and offers around a 5.1% dividend yield. Analysts remain bullish too. The consensus is Strong Buy with an average target price near S$3.41
I think it is better to wait for the price to stabilise first. Right now we still do not know how the funding for the One Raffles Place bid will impact CLI’s balance sheet and profitability. Stay sidelines and observe is the best.
