
The new residential site at Tai Wai approved for a 30-story residential building by New World Development
In August, the Buildings Department approved 6 building plans, with two in Kowloon and four in the New Territories; among them, the residential site on Mei Tin Road, won by Sun Hung Kai Properties (00016.HK) earlier this year, has been granted permission to construct a 30-story (with two basement levels) residential building.
The approved plans include three residential and mixed-use developments, two commercial developments, and one community service development.
Among them, Sun Hung Kai Properties won the Mei Tin Road residential site in January for HKD 606 million, covering approximately 38,800 square feet. The Buildings Department approved the building plans for this project in August, allowing the construction of a 30-story (with two basement levels) residential building with recreational facilities for residents, totaling a gross floor area of approximately 193,800 square feet.
In addition, the significant revisions for the Sai Kung Clearwater Bay former Shaw Brothers studio, developed by FOSUN INTL (00656.HK) and others, have been approved, reducing the number of residential buildings from 23 approved in 2022 to the latest 17, with heights ranging from 6 to 11 stories (with 3 levels of low-rise basements), while the number of villas increased from 14 to 17, each 2 to 3 stories high, all situated on 3 levels of low-rise basements, with a total gross floor area of 1,069,800 square feet.
In the non-residential sector, the Airport Authority has been granted permission to build two 11-story hotels (with one basement level) on a site in Chek Lap Kok Aerospace City, with a total gross floor area of approximately 889,500 square feet, as well as to construct a footbridge connection
