Mei Lian Property's Luo Dingkang stated that the bank recently facilitated the second-hand transaction of a penthouse with a rooftop at 5 Blue Tongue, Tseung Kwan O. The unit has a usable area of approximately 401 square feet, along with a 251 square feet rooftop, featuring a rare built-in staircase to the rooftop, one-bedroom layout, and a western orientation with a sea view. The owner originally listed it for HKD 7.2 million and was recently approached by a local buyer. After negotiation, they agreed to lower the price by HKD 420,000, resulting in a sale price of HKD 6.78 million, a reduction of about 5.8%, equivalent to a usable price of HKD 16,908 per square foot.

It is reported that the original owner purchased the unit in March 2022 for approximately HKD 9 million and has held it for nearly four years. This transfer results in a paper loss of about HKD 2.22 million, or approximately 25%
