"Hong Kong Property" Midland: The top ten housing estates have recorded over 200 transactions at an active level for three consecutive months, with annual transactions increasing by 8% year-on-year

According to the statistics from Midland Realty, in December 2025, the top ten indicator estates recorded approximately 203 transactions, a slight increase of about 1% compared to the 201 transactions recorded in November. This marks the third consecutive month of over 200 transactions, the longest streak since the four consecutive months of over 200 transactions from December 2022 to March 2023. Additionally, for the entire year of 2025, the transaction volume of the top ten second-hand estates reached approximately 2,234 transactions, an increase of over 8% compared to about 2,060 transactions in 2024, and the highest level in three years since the approximately 2,281 transactions recorded in 2022.

Midland Realty's Senior Director, Bu Shaoming, stated that as the market sentiment continues to improve, buyers' willingness to enter the market is rising. Developers are also actively launching new projects to meet market demand, leading to the release of more purchasing power. While the primary market is favored, the secondary market is also benefiting, with many buyers searching for treasures in the secondary market, driving up transactions in indicator estates. As many users and investors have re-entered the market over the past year, it is expected that under favorable market conditions, property prices will further rise in 2026, and transactions will continue to grow.

According to Midland Realty's statistics, the top ten estates recorded approximately 203 transactions in December, similar to the approximately 201 transactions in November, with a month-on-month increase of about 1%, maintaining activity with over 200 transactions for three consecutive months. Among them, Taikoo Shing, Kornhill, and Ocean Park in the Hong Kong Island area accounted for about 50 transactions, an increase of about 22% month-on-month. In the Kowloon area, Laguna City, Whampoa Garden, Metro City, and Mei Foo Sun Chuen recorded a total of about 93 transactions, similar to the approximately 94 transactions in November. In the New Territories, Ying Wan Garden, City One Shatin, and The Palazzo recorded a total of about 60 transactions, a decrease of about 9.1% compared to approximately 66 transactions in November
