The joint regional manager of the Fanling branch of Midland Realty, Ye Rongsheng, stated that the branch recently facilitated the sale of a 468 square foot two-bedroom unit at Fanling Joyful for HKD 5.18 million.

Ye Rongsheng mentioned that the sold unit is Room G on a mid-level of Block 2 of Joyful, with a usable area of approximately 468 square feet, featuring a two-bedroom layout. The original asking price was about HKD 5.3 million, but after negotiations, it was sold for HKD 5.18 million, equivalent to a price of approximately HKD 11,068 per usable square foot. Data shows that the original owner purchased the property in June 2016 for about HKD 5.093 million and has now sold it, realizing a slight profit of about HKD 87,000
