Zhongyuan Real Estate stated that the latest record for the large residential estate in Fo Tan, Junjing Garden, is for a high-floor unit B in Block 10, with a usable area of 990 square feet, a 3-bedroom layout with an en-suite, and an asking price of approximately HKD 12.6 million. The unit was recently sold without negotiation, with an average price per square foot of about HKD 12,727.

The new buyer is a first-time homebuyer who lives in the same area. Seeing that the estate environment is comfortable and the unit quality is high with a practical layout, they decided to purchase the unit for self-occupation. It is understood that the original owner bought the unit in 1997 for HKD 11.38 million and held it for about 29 years, making a profit of HKD 1.22 million upon transfer, with the unit appreciating by 10.7% during the holding period
