Singapore's Real Estate Market Shows Signs of Recovery

In March, Singapore's non-landed private residential rents increased by 0.4% month-on-month, with leasing transaction volume rising by 27.2%. Compared to February, rents shifted from a decline of 0.2% to growth, with a year-on-year increase of 1.9%. 99.co Chief Data Officer Hakkin stated that the pace of rent increases has slowed, the market is stabilizing, and tenants are price-sensitive, which limits landlords' ability to raise rents. Among different market segments, mid-tier private residential rents rose by 1.1%, luxury private residential rents increased by 0.4%, while mass market private residential rents declined by 0.3%

The Abu Dhabi Real Estate Centre (ADREC) reported a 160.7% increase in total real estate transactions, reaching AED 66 billion in Q1 2026, compared to AED 25.31 billion in Q1 2025. Sales and purchases accounted for AED 50.97 billion, while mortgage transactions totaled AED 15.03 billion. Hudayriyat Island led with AED 11.97 billion in transactions. Foreign direct investment surged by 423% to AED 8.27 billion, with contributions from 99 nationalities. The market shows strong demand, supported by a growing development pipeline and regulatory measures to enhance transparency and stability.

- Abu Dhabi's total real estate transactions reached 66 billion AED in Q1 2026, marking a significant 160.7% increase from 26.8 billion AED in the same period last year.  
- The surge was driven predominantly by sales and purchases, totaling 50.97 billion AED, along with a substantial growth in foreign direct investment, up 423% to 8.27 billion AED.  
- Hudayriyat Island emerged as the top-performing area, followed by Reem and Saadiyat Islands, reflecting strong demand outpacing supply and ongoing market growth.
