This growth outpaced other industrial segments, according to Cushman & Wakefield. However, regional competition may moderate future rental growth. The lack of new prime logistics developments is expected to keep vacancy rates low. Despite uncertainties, the outlook for prime logistics rents remains positive, although the Johor-Singapore Special Economic Zone may lead some occupiers to seek lower-cost options across the border.

Logistics rents outpace broader industrial segments on strong Q1 momentum

ESR-Reit reported a 2.3% decline in net property income (NPI) to S$80.6 million for Q1, down from S$82.5 million a year earlier. Revenue fell 0.4% to S$110.1 million, attributed to the divestment of non-core properties. However, total distributable income rose 1.4% to S$44.8 million, driven by lower funding costs. Portfolio occupancy decreased to 91.3%, while rental reversion improved to 9.2%. Gearing stood at 44.3%, with a potential drop to 39.5% post-divestment. The manager noted that geopolitical conflicts may impact growth and inflation.

ESR Group, in collaboration with two large insurance groups in China, has established a yield fund with a total investment scale of 1.6 billion RMB (nearly 300 million SGD), focusing on logistics and industrial real estate. The fund's seed projects include two multi-story logistics and industrial real estate properties located in Shanghai and Suzhou, with a total floor area of 320,000 square meters. ESR will retain a minority stake and be responsible for fund and real estate management to ensure operational professionalism. The co-founder of ESR stated that this transaction reflects long-term confidence in high-quality real estate in China
