    My trade: Holding shares of Mapletree Log Tr (M44U) with an improved average cost of 1.164 SGD, managing an unrealized drawdown of -6.35% as market price rests at 1.090 SGD.

    US Yields Near 5.23%, Brent Above US$105, and CDL's Three-Year Plan

    The Numbers

    Overnight in the US, the Dow closed at 51,481.51 (-0.67%), the S&P 500 at 7,683.69 (-0.77%) and the Nasdaq at 26,820.38 (-0.92%). The VIX rose 8.07% to 16.07. Kiplinger attributes the slide to the US-Iran war, bond yield pressure and AI anxiety, with the 10-year Treasury near 5.22% to 5.23%. Brent settled at US$105.29 (+0.93%), and BT reports the US and Iran will hold separate talks with mediators, both pessimistic about a deal before the midterms. USD/SGD is 1.2774. The STI closed Monday at 5,729.02 (+0.31%), and SGX opens at 9am.

    Two Singapore items I'm reading against the balance sheet. City Developments (CDL) is Zone 5, Red Zone: interest coverage of 0.99x on the headline reading (my own calculation gives 0.84x) against a 4.0x floor, net gearing of 69% (FY24) against a 35% ceiling, and 15.7x net debt/EBITDA against my 10x red flag. BT ran Sherman Kwek's three-year plan for CDL, plus a report that CDL will hire a dedicated CEO for fund management. Separately, Mapletree Industrial Trust is selling a Minnesota data centre property for US$9.8 million.

    My Personal Take

    My first reaction to the CDL headlines was that a plan to drive returns sounded like an answer to the numbers above. It took me a while to see that a fund management push is fee income, which is not the same thing as lower debt. The test I set for the 28 September review was signed, priced asset transactions, and the headlines describe a plan and a hire, not a priced deal. With the 10-year near 5.23%, higher rates weigh more on a company covering interest less than once. A stated debt reduction figure would change how I read it. 🦖

    Mapletree Logistics Trust: Is the Turnaround Taking Shape?

    Mapletree Logistics Trust (MLT) had a softer FY2026, but the underlying business remains fairly steady. Revenue slipped 2.6% to S$708.3m, NPI fell 2.4% to S$610.2m, while DPU declined 3.4% to 7.262 cents, excluding divestment gains. Occupancy remains strong at 96.9%, rental reversions are positive and gearing at 40.6% remains manageable.

    Valuation is becoming more interesting. At around S$1.15–1.18, MLT trades at roughly 0.9x NAV of S$1.26 per unit, with an estimated 6.3–6.5% distribution yield.

    Technically, the picture remains mixed. The unit price is below its 50-day and 200-day moving averages, while an RSI around 52 suggests the counter is neither overbought nor oversold.

    The Australian divestment at A$28m, 3.7% above valuation, is a constructive development. Recycling weaker or non-core assets could strengthen the balance sheet and free up capital for higher-quality logistics opportunities.

    The key question now is whether asset recycling can translate into stronger DPU growth and renewed investor confidence. Divestments may help, but the longer-term catalyst remains sustainable earnings and distribution growth.

    🔷 Context:

    Mapletree Logistics Trust (MLT) remains one of Singapore’s premier blue-chip REITs. Trading at approximately 0.79x–0.80x its book value with an attractive distribution yield of ~6.6%, its current valuation presents a compelling entry point.

    🔷 Trade:

    I Initiated a position in MLT at $1.10 last Friday. While the unit price closed slightly lower today at $1.09, I remain comfortable with the position given the solid margin of safety.

    🔷Key Takeaways:

    Excellent blue-chip quality, strong sponsor backing with a well-diversified pan-Asian logistics portfolio.

    At these levels, the risk-reward ratio is highly favourable and I am prepared to DCA if prices dip further. A ~6.6% yield offers a strong spread over safe-haven assets like T-bills(1.9%) and fixed deposits( 1.1%-1.5%).

    🏢 MLT - Discounted Price, But Is It a Trap?🤔

    Mapletree Logistics Trust is trading near its 52-week low. The bigger story is the gap between its valuation, income and fundamentals.

    At S$1.10, MLT trades at roughly 0.80 times book value. That is well below its own five-year median of 0.98 times and suggests a meaningful discount to its net asset value (NTA).

    If we compared its current P/B to the broader Singapore REIT market, the picture is less clear. MLT’s 0.80 times P/B is above the sector median of 0.69 times. Its distribution yield of 6.61 percent is nearly identical to the peer median of 6.58% ( Capland Ascendas REITs)

    The main concern is distribution growth.

    Full year 2026 DPU fell 9.8 percent to 7.262 cents from the prior year. Quarterly DPU has since steadied around 1.80 to 1.81 cents but it is still uncertain whether this level will hold.

    Gearing is also a consideration. Gross borrowings stand at about 40.6 percent of total assets.

    The P/E ratio tells another story entirely. At 22.1 times, it is above its five-year median of 17.9 times ( For reference and may not be feasible for all Reits performance measurement).

    This shows the reason as to why P/B and yield metrics can send different signals when valuing REITs.
