Mapletree Industrial Trust is a real estate investment trust (“REIT”) listed on the Main Board of Singapore Exchange. Its principal investment strategy is to invest in a diversified portfolio of income-producing real estate used primarily for industrial purposes in Singapore and income producing real estate used primarily as data centres worldwide beyond Singapore, as well as real estate-related assets. As of 30 September 2025, MIT’s total assets under management were S$8.5 billion, which comprised 55 properties in North America (including 13 data centres held through the joint venture with Mapletree Investments Pte Ltd), 79 properties in Singapore and two properties in Japan. MIT’s property portfolio includes Data Centres, Hi-Tech Buildings and Business Space and General Industrial Buildings.

    Mapletree Ind Trust's first-quarter distribution per unit fell 4.7% year-on-year to 3.27 cents

    As of the end of June, Mapletree Industrial Trust's distribution per unit (DPU) for the first quarter decreased by 4.7% year-on-year to 3.27 cents, with the distribution amount falling by 4.1% to HKD 93.25 million. The main reason is that the net sale gains from the Donglingfu portfolio were included in the same period last year, and the joint venture Mapletree Rosewood Data Centre Trust experienced increased borrowing costs due to interest rate swaps and repricing. Nevertheless, total revenue and net property income for the first quarter grew by 0.30% and 0.80% year-on-year, respectively. The trust will distribute dividends on September 8, with the unit registration deadline set for August 5

    Mapletree Ind Trust divests three local assets, realizing HKD 535 million

    Mapletree Ind Trust has reached an agreement with Brookfield Asset Management to divest three industrial real estate projects in Singapore, realizing SGD 535 million. This transaction is expected to be completed in the third quarter, with a sale price at a premium of 2.6% over the valuation. The management company stated that this divestment will help optimize asset allocation, maintain financial flexibility, and the proceeds will be used to repay debt and reduce leverage ratios. After the divestment, the trust's overall leverage ratio will decrease from 40.1% to 37%

    Stock Analysis: Mapletree Ind Trust

    Mapletree Industrial Trust recommends buying, with a target price of SGD 2.71 and a closing price of SGD 2.21. The distribution per unit for the third quarter increased by 1.5% year-on-year to 3.41 cents, with performance meeting expectations. Revenue and net property income grew by 2.0% and 2.6% year-on-year, respectively, benefiting from the Osaka data center and newly acquired facilities in Tokyo. The distribution per unit for the first nine months increased by 1.4% year-on-year to 10.21 cents, reaching 75.5% of the full-year distribution forecast. The occupancy rate decreased by 0.8 percentage points quarter-on-quarter to 92.1%
