$Suntec Reit(T82U.SG)I’m happy to see that post ex-dividend date 30 April, it is going towards the recent high of $1.53. Hope it can make a new high. I am looking forward to getting my dividend on 29 May.

What’s holding me back is I have a fairly large position in this already and there are other stocks that I am interested in. 8 May is ex-dividend date so the price may fall further that day. $Suntec Reit(T82U.SG)At the recent AGM, Suntec Reit says it has not had any cancellations or deferrment for conventions although new booking confirmations have been slower as organisers take a more cautious approach towards expenditure. Higher costs are expected due to global shipping routes and air freight capacity being affected by the Middle East conflict and delegates from overseas face higher airfares and hotel room rates.
However, there is also short term upside due to organisers looking to shift their events away from Dubai this year. Suntec Reit predicts the MICE part of its business which contributes 6.1 per cent of its total net property income to continue growing as Singapore is promoting MICE as part of its long term tourism strategy. It also saw positive rental reversion of 10% for Suntec City Mall and 9.6% for its office portfolio in Singapore for FY2025.

It boggles the mind why it seems to have become the target of short sellers recently. Despite good earnings, the stock price plunged before pushing back up. It closed around the middle of the highest and lowest price of the day. Today, iFast did share buyback but I’m not sure if it was to support the share price or for its employee share scheme.
$Suntec Reit(T82U.SG)Prices are trading within the range of 1.49 to 1.53. There is now doubt among experts about whether there will be another interest rate cut this year. Some expect the rates to remain the same or increase. However compared to other reits, this is trading at a discount to its NAV so I believe there is still further upside.

$Suntec Reit(T82U.SG)The new sponsor may inject 9 Penang Road into the reit. Suntec Reit used to own 30% of this property before it sold its stake to SingHaiyi in 2021. It did not take up the pre-emptive rights to ORQ and MBC Tower 1 and 2 as the higher gearing required would dilute NAV and DPU. Apart from increasing operational efficiency, it will continue to focus on NAV and divesting mature assets and strata office units in Suntec City Office (the three floors put up on sale recently belong to HSBC Asset Management and not the reit). Such divestment may help close the gap between the NAV of $2.04 and the units’ trading price.

$Suntec Reit(T82U.SG)is holding its AGM this coming Thursday. Perhaps there will be questions from shareholders about how it intends to navigate the current uncertainties in the macroeconomic environment. As it is not a suburban reit, I don’t think it will benefit directly from the SGD 1billion support package that the government has announced to tackle the rising cost of living.
$IFAST(AIY.SG)is having its AGM next Friday. I had thought of attending but LongBridge has a handling fee of $21.80 (including GST) and another company is holding its AGM at the same time so I think I will attend that instead.
