Context: $Mapletree Ind Trust(ME8U.SG)is currently trading at a depressed price near multi-year lows around S1.75–S1.80, offering a high dividend yield of ~7.0%.

    1. Key Drivers Behind the Price Weakness:

    * US Data Center Non-Renewals: MIT’s North American portfolio includes legacy powered shell data centers. Tenant non-renewals and vacancies in these older assets create an income drag, while upgrading them to accommodate dense AI workloads requires heavy capital expenditure.

    * Rising Financing Expenses: Low-cost interest rate hedges are expiring, reducing fixed-rate debt coverage to ~73%. Refinancing at prevailing rates drives debt costs toward 3.5–3.6%, squeezing Distributable Income.

    * Distribution Contraction: Expected annual Distribution Per Unit (DPU) is moderating to 11.5–11.8 cents. Ongoing divestments of non-core properties aim to reduce leverage but leave temporary income gaps before proceeds are redeployed.

    2. What the Market is Pricing In:

    * Structural DPU Repricing: Investors require a ~7.0% yield, accepting ~11.5 cents as the new DPU baseline.

    * Hybrid Industrial Discount: The market no longer prices MIT as a high-growth AI tech play, treating it as a traditional industrial REIT balancing US headwinds with stable Singapore assets.

    * Execution Risk: Markets are taking a cautious stance on management's plan to sell SGD500M–600M in non-performing assets.

    Investor Verdict

    3. Scenarios to consider (Takeaway):

    * 🐻 Bear Case: Elevated refinancing costs and lingering US vacancies drag DPU lower.

    * 🐂 Bull Case: The 7% yield prices in worst-case downside; successful asset divestments could trigger a valuation re-rating.

    4. My trade: I am still holding onto MIT for the bull case and accepting its lowered contribution to my cash flow. However, I may divest part of it to pursue a good option when one presents itself.

📉 S-REITs Grinding Lower After Jackson Hole - Here’s the Full Story

Since the 2026 Jackson Hole symposium, S-REITs have been in a steady downtrend.

Following Fed Chair Kevin Warsh’s hawkish message, the sector fell an average of 1.6% over seven trading days while the broader STI actually gained 0.5%.

This is not about poor earnings, it is a discount-rate shock. As US 10-year yields climbed toward 4.81%, the yield spread investors demand from REITs got squeezed.

Even though most blue-chip S-REITs have 70–87% of debt hedged to protect dividends, share prices dropped as money rotated into banks to chase higher interest margins.

    📊 Who’s Down, Who’s Holding Up

    🔴 Under Pressure:

CapitaLand Ascendas (CLAR) and MPACT both fell over 3%, weighed by higher leverage and operational headwinds.

    🟢 Resilient:

Data center-focused REITs stayed in the green. For example :Keppel DC REIT +0.28% and Mapletree Industrial Trust +0.52%, backed by strong balance sheets and the AI growth story.

    🔑 What’s Next?

All eyes on tomorrow, 11 Sept CPI. The coming inflation data will move yields and decide whether S-REITs derate further or stage a recovery.

context: $Mapletree Ind Trust(ME8U.SG)has been one of the stronger REIT for many years but it lost it's shine since it's US data center portfolio became questionable.

My Trade: Being an income investor for the longer term, I believe the management could navigate the ship through the storm and hence I accumulated slowly when price hit my buy zone. Of late, sentiments became more positive, and price actually held up, when an unconfirmed divestment plan of 22 US data centers surfaced.

My takeaway: Know you time horizon and objective of holding. There is no point to trade in and out.

Iggy's Journal: The S-REIT Selloff Nobody's Talking About: Why It's Not Singapore's Fault

    23 August 2026, PM

    Macro Read:

S-REITs are down 7.1 percent this year while the STI has been setting fresh record highs, a 29 percentage point gap. That's not a Singapore problem, it's US Treasury yields repricing REIT valuation models everywhere, regardless of what our own 10-year SGS is doing. Two data centre REITs clear the same 4.7 percent yield hurdle and still land in different zones. Keppel DC REIT sits at Zone 4, Caution. Mapletree Industrial Trust sits at Zone 4-. One locked 87 percent of its debt at 2.6 to 2.7 percent before this cycle started. The other saw floating-rate exposure jump from 11.4 to 26.7 percent in a single quarter. The hedge ratio is doing more work here than the trailing yield ever could.

    Still Thinking This Through:

The size of this gap actually caught me off guard when I first ran the numbers, a record index and a REIT sector this far underwater at the same time isn't something I expected to find sitting side by side. That's exactly the kind of divergence that deserves more than one article's worth of attention, so I'm setting aside this Sunday to go properly deep into why it's happening and what it actually means if you're holding S-REITs for CPF or SRS income. Tonight's full breakdown is up now.

Mapletree Industrial Trust's DPU Just Fell. But That's Not Even the Real Problem.🦖

    🔍 The Angle

A REIT yielding 6.6% just cut its DPU by 4.9%. That is not the problem. Gearing crossed 35%, occupancy fell below 95%, and interest coverage missed 4.0x cleanly. Three hard gates failed in one quarter.

💰 What It Means For You

If you hold MIT for CPF-S or SRS income, the question is not the 6.6% yield. It is whether gearing at 37.5% and data centre occupancy at 82.5% normalise in the next two quarters. Iggy's Forensic Zone: Zone 4-, Caution. Legacy holders watch the next print. Fresh capital waits for two of three gates to clear.

🏆 Which Mapletree REIT is winning 1Q 2026?

I compared Mapletree’s three trusts MIT, MLT & MPACT on 1Q FY26/27 results and YTD performance as at 7 Aug 2026. Here’s the snapshot:

    📉 Price-only YTD:

    • MIT −7.25%

    • MIT −2.72% (Rank 1)

    • MLT −4.96% (Rank 2)

Why MIT leads: strongest ICR (4.0x), longest WALE (4.5y), positive reversion in Singapore (+5.3%) and North America (+2.2%).

MIT is the only one trading at a premium to NAV (+17.5%).

MLT and MPACT trade at ~5% and ~26% discounts respectively.

IGGY MORNING BRIEF, 24 JULY 2026

☕ SGX opens 9 AM SGT. What matters before the bell:

    OVERNIGHT US

US equities sold off sharply. Dow -1.0%, S&P 500 -1.2%, Nasdaq -2.2%. AI capex concerns resurfaced after Alphabet guidance and Tesla results. Oil pushed past USD 98, lifting the 10Y yield to 4.70%. VIX jumped 13.5%, signalling a clear shift back to risk-off.

    SGX PRE-OPEN

STI closed 5,581.8 (-0.2%). Brent at USD 98.18 (+4.4%), briefly above 100 on US-Iran tensions and Red Sea attacks. USD/SGD 1.2927. Singapore core inflation ticked up to 1.6% in June (from 1.4%), headline 1.9%. Oil trajectory now feeds directly into inflation expectations.

    ON RADAR

    S68 SGX (+0.68% to $23.70)

Yield remains below my hurdle despite a fortress balance sheet. New MSCI-linked derivatives (up to 100 products) is business-positive but does not change yield structure.

    T82U Suntec REIT (-1.95% to $1.51)

1H DPU +24.8%, distributable income +25.5%. Strong print, weak price reaction. Third REIT this week where fundamentals did not translate into support.

    ME8U MIT (flat at $1.93)

DPU -4.9% to 3.11 cents, revenue and NPI down high single digits YoY. Price held steady despite a soft quarter.

    GAME PLAN

REIT results are diverging from price action. Strong numbers are not getting rewarded, weak ones are not being punished. ESR REIT +3% on an accretive Melbourne logistics deal; SIA Engineering posted softer results.

Focus is macro tone. If US risk-off carries into Asia, that will dominate today’s session. No changes to thresholds.

An update on my portfolio strategy as seen in below. To start July, I’ve expanded my Singapore holdings to 5 counters, adding CapitaLandInvest (9CI) and CapLand Ascendas (A17U) with equal weights of 3.52% each. Both have dipped slightly at -0.40%, giving me a clean baseline entry. Meanwhile, my top performers, SingTel (Z74) and Mapletree Log Tr (M44U), continue to remain solidly in the green at +3.52% and +3.21% respectively, while Genting Sing (G13) holds steady right at break-even (0.00%). I’m happy to slowly build a more diversified base here!
